Budgets, Scopes of Work and Schedules
- Conceptual Order of Magnitude budgets for feasibility studies and bank financing. A few sketches and a short narrative is all you need to prepare a budget.
- A milestone Gantt chart will determine weekly cash flow and critical path of activities. The Gantt chart will be turned into a construction schedule by infilling the milestones with the weekly activities.
Memo of Understanding (MoU)
- A MoU is a comprehensive review of the governing requirements, existing conditions, plans, specifications, and other construction documentation making up the contract documents. Any unresolved RFI's are noted in the MoU.
Constructability Visualization Review
- When reviewing wall, floor and ceiling connections an understanding of the design professionals intent requires familiarity with the AF&PA publications AWC DCA-3, UL 263, ASTM E119, IBC Chapters 6 Types, 7 Fire & Smoke & 23 Wood. When designing details for a 5 story wood framed buildings, the design professional often refer to these codes. Design modification will be made during the design development and earlier stages, to avoid delays and extra costs.
Large Wood Framed Building Experience
5 Story Wood Frame on 2 Story Concrete Podium
- The top 5 floors, of the two buildings under construction on the left, will total 360,000 sf of wood framing.
- The IBC allows for cost effective wood framing up to 5 story. Buildings have been wood framed as large as 2 million square feet.
