Job Specific Services

Budgets, Scopes of Work and Schedules

  • Conceptual Order of Magnitude budgets for feasibility studies and bank financing. A few sketches and a short narrative is all you need to prepare a budget. 
  • A milestone Gantt chart will determine weekly cash flow and critical path of activities. The Gantt chart will be turned into a construction schedule by infilling the milestones with the weekly activities.

Memo of Understanding (MoU)

  •  A MoU is a comprehensive review of the governing requirements, existing conditions, plans, specifications, and other construction documentation making up the contract documents. Any unresolved RFI's are noted in the MoU.

Constructability Visualization Review

  • When reviewing wall, floor and ceiling connections an understanding of the design professionals intent requires familiarity with the AF&PA publications AWC DCA-3, UL 263, ASTM E119, IBC Chapters 6 Types, 7 Fire & Smoke & 23 Wood. When designing details for a 5 story wood framed buildings, the design professional often refer to these codes. Design modification will be made during the design development and earlier stages, to avoid delays and extra costs.

  • The top 5 floors, of the two buildings under construction on the left, will total 360,000 sf of wood framing. 
  • The IBC allows for cost effective wood framing up to 5 story. Buildings have been wood framed as large as 2 million square feet.
